South Bali villa estate: costing & returns, every figure recomputed live

A working rebuild of a costing model we run for a live development client: a boutique villa estate in south Bali. The structure, the scenario selector, the cost-allocation methods and the engine are the real thing; the client's version is verified against the Excel original to the cent. For this public sample, every price and rate has been shifted and rounded, so the economics shown are illustrative, and the arithmetic between them remains exact. Change any control and the whole model recomputes.

01 · Headline

The read at a glance

Average price band shown; low and high beneath each figure. Investor return is development profit over land plus working capital.

02 · Unit mix & land

Scenario unit mix and land utilisation

Land utilisation · 2,000 m² parcel (leasehold 30 yr + 7 yr extension)

03 · Cost build-up

Development cost build-up

Four cost groups. Expand any group for the underlying quotes and workings; scenario-sensitive quantities update with the controls.

04 · Profit & returns

From sales to development profit

The waterfall shows how gross sales become development profit for the selected price band; the table holds all three bands side by side.

05 · Per-villa economics

What each villa carries, and what it returns

Full cost allocation per unit under the selected methods, against the average-band sales price. The strip shows each unit's cost composition; margins are on cost.

06 · Scenario comparison

All four configurations, side by side

Every scenario run through the same engine under the current allocation and contractor settings. Click a row to switch the whole dashboard to that scenario.

07 · Reconciliation

The audit tie-out

Per-unit allocated costs multiplied back by unit counts must equal the total development cost exactly. If allocation ever leaks a rupiah, this variance shows it.

08 · Assumptions

Where every number comes from

The model never hides an estimate. Each material assumption carries its source and its confidence, exactly as maintained in the working file.
